GENERAL PRE-BOOKING POLICY AND CONDITIONS
We regret dogs and other pets are not permitted.
We are unable to accommodate stag or hen parties, or parties where the lead guest is under the age of 25 years. We reserve the right to decline any reservation that we do not feel is suitable.
Smoking is strictly prohibited inside the Harbour’s Reach building and in all the apartments.
BOOKING
A 33% deposit is required at the time of making the provisional booking. The balance is due two months before arrival. If you book less than two months before you arrive full payment is required at the time of booking.
Payment must be made by debit / credit card or bank transfer. Late payment could result in your booking being cancelled – in this event any payments already made will not be refunded and you will remain liable for the outstanding balance if we are unable to secure an alternative reservation for the period.
We do not expect to make any changes to your booking. Occasionally changes do occur after bookings have been confirmed. In this event confirmed bookings may have to be amended or cancelled due to circumstances out of our control. We will endeavour to provide an alternative apartment if available. If this is not possible a full refund will be made, and we will not be liable for additional expenses or compensation claims thereafter.
CANCELLATION
Cancellations will only be accepted in writing. We’re happy to provide a full refund if the cancellation is made 14 days or more before the check-in date.
ARRIVAL / DEPARTURE
All tenancies begin at 3.00pm on the first date of the booking and end at 10.00am on checkout day unless otherwise specified. Should you fail to vacate the property at the agreed time on the final day of your booking you agree to pay the full cost of the rental period affected by your failure to depart. This will usually mean that you are responsible for the full cost of the stay that has been disrupted by your failure to depart if this results in us having to cancel guests that were due to arrive on your original departure date.
DURING YOUR STAY
Every endeavour is made to ensure that the property is clean for your arrival. For the whole of the period included within your booking you will be responsible for the property and you will be expected to take all reasonable care of it. The property and all equipment and utensils must be left clean and tidy at the end of the hire period. Duvets, bed linen & towels are provided.
Breakages, loss or damage must be reported and paid for before departure. Any damage or defects noted on arrival must be reported to us immediately. If damages occur and are not reported the person who made the booking is responsible for any costs incurred. We reserve the right to repossess the property at any time, where you or any member of your party has caused significant damage. In these exceptional circumstances there shall be no liability to make a refund of any remaining portion of the hire terms paid.
We reserve the right to enter the property at any time without prior notice in order to carry out essential maintenance or emergency repairs.
You agree not to cause any damage to the walls, doors, windows or any other part of the property nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring apartments. You agree to take all necessary steps to safeguard your personal property.
Most of our parking spaces are only suitable for a standard sized vehicle. We do have one oversize parking space and car port under the building. Please contact us for further information. Parking is entirely at the vehicle owner’s risk. We cannot be held responsible for cars illegally parked in allocated parking spaces.
Wi-Fi internet access is offered at the apartments and it is primarily for recreational purposes only. As with any shared internet connection speed / service may vary.
In no circumstances may the number of people stipulated in the apartment description be exceeded and only those listed at the time of booking may occupy the apartment.
PROBLEMS / ISSUES
We strive to ensure that you have an enjoyable stay. If you discover any issues with your apartment, please let us know as we would prefer to try and rectify any problems during your stay rather than after you have left. A text message or voice mail can be left if the call is not answered straight away.
LIABILITY
Our maximum liability for losses you suffer as a result of us acting in breach of these terms and conditions is strictly limited to the total fees you have paid for the Booking.
We shall not be liable for any losses which are not a foreseeable consequence of us breaking these Booking Conditions.
Your booking is made as a consumer for the purpose of a holiday and you acknowledge that we will not be liable for any business losses howsoever suffered or incurred by you.
We shall not be liable to you for any personal injury or damage to or loss of personal property, except where the injury, damage or loss is caused by our negligence.
